In Bulgaria, the floorage calculation system in effect is laid down in Regulation No. 7 of 2003 on the rules and the standards for spatial planning. The floorage calculation method, which will be described below, applies to each and every property in Bulgaria.
The total floorage of the apartment consists of 2 parts: |
• built-up area of the apartment (also called “floor space”);
• percentage of the common areas of the building belonging to a specific apartment.
The built-up area of the apartment is the total area calculated from the outer perimeter of the apartment, including half the wall thickness, the rooms, corridors, bathrooms and toilets, inner walls, kitchen and utility rooms and the balcony.
The common parts of the building comprise communal entrance areas, landings and doorways, balconies, lobby, facade walls, and corridors. All these areas are summed and are distributed pro rata to the number of units. Normally, the part due to every apartment in average comprises from 12 to 25% of the apartment area and is called undivided share of the common areas of the building.
By adding the percentage of the common areas and the built-up area of the apartment, we obtain the total area, from which the price of the apartment is derived, and, thence, the maintenance and management fee. |
