The BDS finish includes wall plastering, floor screed, connection to the water mains (without installation of sanitary ware), double glazed windows and a front door installation. The term “BDS finish” is informal – there is no official standard for this form. Apartments with BDS finish will need the respective finishing works and sanitary ware installation, equipment and furnishing. This type of unit finishing and the subsequent furnishing can be ordered to the building contractor.
The turnkey finish means that the apartment is built fully complete and ready to use:
• the walls are decorated with paint;
• the floors are covered with stoneware tiles or laminated flooring (sometimes the two materials are combined);
• windows and interior doors are installed;
• the bathroom is completely ready for use: installed shower cabin (bathtubs are rarely installed); installed plumbing and sanitary ware, mixer taps; the walls and floors are finished with glazed tiles;
• installation of sockets, switches, light fittings is provided;
• telephone and television cables are laid;
• intercom installation is optional;
sometimes the finishing includes an air conditioner.
The BDS finish is typical of apartments in residential buildings in Varna, Burgas and Sofia. The turnkey finish is common in the resort complexes at the seaside and in the ski resorts. The finishing of each specific apartment is detailed in the preliminary agreement.
